A: Yes, we are a full-service asset management team. We can work with your vendors or recommend our own trusted professionals. We, also, consult on what improvements are most beneficial and aligned with your goals. 

Rent Collection

Q: How do tenants make rent payments?
A: Tenants can make payments through our online portal, direct debit, or by check. We provide multiple options to make the process convenient for them.

Q: What happens if a tenant pays late?
A: We follow up on late payments promptly. If necessary, we apply late fees and work with tenants to resolve payment issues. In cases of non-payment, we initiate legal proceedings.​

Q: How do you handle tenant non-payment?
A: In cases of non-payment, we issue notices and follow the legal process for rent recovery, including eviction, if necessary. Our team ensures that all actions are legally compliant.

Q: Can tenants set up automatic payments?
A: Yes, tenants can set up automatic payments through our online portal, ensuring timely rent payments every month.

Q: How do I ensure my lease agreements are legally compliant?
A: Our team drafts and reviews lease agreements to include all necessary legal terms, ensuring compliance with Georgia law.

Q: Do you handle evictions?

A: Yes, we are uniquely capable of handling evictions with an in-house attorney.

Financial 

Q: Do you provide financial reports?

A: Yes, we provide detailed financial reports that include collected rent, outstanding payments, and any repairs/maintenance. These reports are available through your landlord's online portal to keep you informed about your property’s financial status. 

 

Q: How often do you provide financial reports?

A: We provide detailed financial reports on a monthly basis, and we also offer year-end statements for tax preparation purposes. Some basic, "real time" reports are available to be generated through the landlord portal.


Q: What information is included in the monthly financial reports?
A: Our monthly financial reports include detailed information about rent payments, operating expenses, maintenance costs, and any other financial transactions related to your property.​

Q: Can you provide custom financial reports?
A: Yes, we can generate custom financial reports based on your specific needs and preferences. Just let us know what information you need, and we will create a report tailored to your requirements.

Q: How do you ensure the accuracy of financial reports?
A: We use advanced accounting software and practices to ensure the accuracy of all financial records and reports. Our team also conducts regular audits to maintain accuracy and reliability.

Q: Do you handle tax preparation?
A: While we provide comprehensive financial reports that make tax preparation easier, we do not directly handle tax filing outside of submitting 1099s, per IRS rules. However, our reports can be used by your tax professional to prepare your taxes accurately.

  3. Employment Verification: We verify the employment status and income of prospective tenants to ensure they can afford the rent.

  4. Rental History: We contact previous landlords to gather information on the applicant's rental history, including their behavior as tenants and their ability to pay rent on time.
